Living in Linda Mar, Pacifica: Homes, Local Life, and Selling

Linda Mar is the neighborhood many people picture when they think of Pacifica: a broad valley opening toward the ocean, with homes, shops, and Pacifica State Beach, better known locally as Linda Mar Beach.

Long before today’s streets and homes, the San Francisco Peninsula was the homeland of the Ramaytush Ohlone. Their descendants are still here. Artifacts that were found in Vallemar have been on display at the Little Brown Church. In Pacifica, the Association of Ramaytush Ohlone traces living descendants to the Aramai tribe and the village of Timigtac along Calera Creek.

When Pacifica incorporated in 1957, Linda Mar’s housing development was already underway. Just a few years earlier, much of San Pedro Valley was farmland, with artichoke fields worked by Italian farming families.

In 1952, developer Andy Oddstad asked Ray Higgins to help buy seven ranches for the housing development that would become Linda Mar. Higgins knew the ranchers and negotiated the deals. Construction soon began near Rosita and Adobe roads, while some artichoke ranches remained alongside the new homes for years.

The change from artichoke fields to housing is part of Linda Mar’s story. In this video, Laura Del Rosso, a member of one of the farming families, shares memories of her family.

What Is Linda Mar Like?

Linda Mar is Pacifica’s largest neighborhood. The City of Pacifica describes it as one of the city’s sunnier areas. Pacifica is known for its microclimates, and Linda Mar is a good example. The beach can be foggy and chilly. Then, as you drive up Linda Mar Boulevard toward Pacifica Fire Department Station No. 72, you may find yourself in the sun with the fog behind you. The temperature can differ by seven to ten degrees.

The beach is a big part of local life, but Linda Mar is also where people go to school, shop, run errands, and come home at the end of the day. The neighborhood includes Cabrillo School, the Pacifica Community Center on Crespi Drive, Spindrift theater arts complex, and an outdoor skate park.

The beach and nearby activities bring visitors, especially on sunny weekends. We try to do our grocery shopping and errands before Friday to avoid the traffic. Once you get past the shopping center, the streets have a settled, residential feel.

Homes in Linda Mar

The original Linda Mar ranch homes were built from a small number of floor plans and sold for $7,000 to $10,000. They were all 1,040 square feet, with a wood-burning fireplace and a two-car garage. Most lots are about 5,000 square feet. The main flooring choices were linoleum or hardwood; hardwood was an upgrade that cost $500. Many homes have since been remodeled or expanded, so condition, layout, light, and usable space vary from house to house.

I went to a get-together for Linda Mar residents at the Little Brown Church, where people shared stories about the old days. Before there was a school, one of the houses served as a temporary school. And before phone lines were installed, neighbors shared one phone located between an alley and what would soon become a street. (I have that video too. I’ll have to get it uploaded.)

Location within Linda Mar makes a difference, too. Some homes near Highway 1 sit in low-lying areas where the water table can be high. For those homes, drainage and sump pumps are worth understanding, and moisture management matters. I recommend paying attention to ventilation: use a dehumidifier when needed, leave a little space between furniture and exterior walls, keep air moving through closets, and open windows frequently.

As you move east, away from the beach, the elevation and street settings change. You’ll understand the feel of a specific block by going by at different times of the day and night to get an idea of the activity.

After the 1989 earthquake, it took some time for us to connect the shaking with cracks in the shoulders of many fireplaces. The pattern became clearer as we started talking about it in the office. If you’re looking at an older Linda Mar home, it’s something to keep in mind during an inspection.

What Should Linda Mar Homeowners Know Before Selling?

There isn’t one preparation plan that fits every Linda Mar home. A house that has been updated may need a different approach from one that still has original features. A home close to a busy route may need a different presentation than one on a quieter street.

Before spending money on repairs or updates, look at the home as buyers are likely to see it. Consider its condition, layout, light, parking, outdoor space, and location. Then compare it with homes that are genuinely similar, not just homes that happen to be nearby.

Pricing a Linda Mar Home

A Pacifica-wide price range won’t tell you what one Linda Mar home is worth. Buyers may respond differently to homes based on their condition, features, location, and recent comparable sales.

That’s why I look closely at what has sold, what is currently for sale, and what buyers have passed over. The goal is to understand how your home fits into the market before choosing a price or deciding on a preparation plan.
