I won’t ask you to schedule an appointment before I give you any information. I’ll start with what I can see from your answers and recent sales nearby, and follow up with real numbers. The one honest caveat: I can’t give you a fully accurate number without seeing the house myself, so what I send first will be a strong starting estimate, not a final one.

What About the Zestimate?

You can get an instant number from Zillow’s Zestimate. But here’s what most people don’t realize: Zillow’s own data shows that for homes not currently listed for sale, that estimate is off by a median of about 7%.

On a $1,200,000 home, that’s a swing of over $80,000 in either direction. Zillow says so themselves — a Zestimate is a starting point, not an appraisal.

A real answer requires someone who knows your street, your neighborhood, what’s actually sold recently nearby, and what makes your home different from the one three doors down. That’s not something an algorithm can see.
